Fiber cement has earned its reputation as the Lower Mainland's premium workhorse cladding, which makes the failures we get called to repair genuinely instructive: in nearly every case, the product is fine and the installation was not. That distinction matters commercially as well as technically, because the internet is full of "Hardie problems" threads in which a manufactured board is blamed for a nail gun's decisions, and homeowners deserve to know which risks they are actually buying. James Hardie publishes exacting instructions for our climate, and every one of the seven mistakes below is a departure from them. Read this as a homeowner's inspection guide, a builder's checklist, and an argument, made by the evidence, for why the installer matters more than the logo on the pallet. 1. Fastening: the mistake that hides for years

Fiber cement hangs on its fasteners for half a century, so fastening errors are the slowest-burning and most common failure class. The variations we find: nails overdriven so deep they crush the board's face and lose their holding value; fasteners too close to edges and ends, starting the cracks that appear two winters later; wrong fasteners entirely; and missed studs on blind-nailed plank, leaving courses held by sheathing alone until wind finds them.

The spec-correct version is unglamorous: the right fastener, driven snug and flush, correct distances from edges, into framing, at the published schedule. On our crews the fastening pattern is a foreman checkpoint precisely because it disappears behind the next course, the classic case of quality you cannot inspect at the end, only during. Loose boards, rattling in wind, or a crack radiating from a fastener head are the late-stage symptoms, and the repair, refastening or board replacement, is straightforward when caught early, per our repair series.

2. Stolen clearances at the bottom of everything

Hardie's Pacific Northwest instructions require specific clearances: above grade, above roofing, above decks, patios and driveways, at flashing legs. They exist because fiber cement edges in standing water or wet debris will slowly drink, and the swollen, delaminating bottom edge of a board cut tight to a shingle roof is the most recognizable Hardie failure on the coast.

We see clearances stolen for the same reason every time: it looks neater tight. The gap is the detail doing its job, and the properly held clearance with a colour-matched flashing behind it reads clean from three steps back. 3. No rainscreen behind the boards

This one is regional. In drier markets, Hardie over housewrap is common practice. On the wet coast, the standard that matters, ours, the better builders', and the direction of BC code practice, is a drained, vented cavity behind the cladding, the rainscreen that lets a wall shed and dry. Fiber cement itself handles moisture better than most claddings, which perversely makes the shortcut tempting: the boards look fine while the paper and sheathing behind them stay damp.

When we strip failed walls installed tight-to-paper in the 2000s, the boards often go back in the recycling looking serviceable, and the sheathing tells the real story. The cavity costs a strapping package and a day; its absence costs a restoration. 4. Joints done by caulk instead of by detail

Field butt joints in plank siding are handled per the manufacturer's current instructions, with joint flashing behind each junction being standard coastal best practice: water that enters the joint meets metal and exits. The failure mode we repair is the caulk-everything habit: joints butted tight and smeared, no flashing, sealant as the only line of defence. Caulk in that role fails on schedule, and when it fails it fails inward, holding water against end grain, the exact spot fiber cement least appreciates it, while cosmetically the wall grows a grid of shiny beads that flatter nobody.

The companion sins: unpainted, unsealed cut edges, factory edges are protected, site cuts need their primer touch, and joints stacked in tidy vertical ladders instead of staggered, which is both a water path and a visual tell of a rushed crew.

5. Flashing improvisation at openings

Windows and doors are where walls leak, full stop, and fiber cement walls are no exception. The published details, head flashings with end dams, correct lap sequence with the weather barrier, gaps between board and flashing rather than caulk-buried flashing legs, exist because each element handles a specific failure that has already happened to someone. The improvisations we find behind leaking Hardie walls are always the same: head flashing omitted "because the trim covers it," flashing legs caulked to the siding so the drainage path is glued shut, and barrier laps sequenced backwards so water is guided into the wall.

None of this is visible on the finished wall, which is the recurring theme of this article: fiber cement quality is decided in the layers you will never see, which is why the crew's habits, and photo documentation of the stages, matter more than any showroom sample.

6. Cutting and handling abuse

Fiber cement is cement: strong in place, brittle in motion, and dusty to cut. Handling mistakes, carrying planks flat instead of on edge, dropping bundles, forcing bowed boards into line, plant the micro-cracks that appear as mystery failures years later. Cutting mistakes are more immediate: the wrong blade or technique leaves ragged edges that read from the street, and dry-cutting indoors or without dust control violates both the finish and WorkSafeBC silica requirements, a crew that is casual about respirable dust is telling you its general relationship with published instructions.

The tell on a finished wall: chipped edges at cuts, especially around outlets and penetrations, and hairline cracks with no fastener nearby. The prevention costs nothing but professionalism.

7. The colour and finish shortcuts

Last and most visible: treating ColorPlus like site-painted board. Factory finish arrives complete; its cut edges get matched touch-up, not a smeared repaint, and its surface never needs the "freshening coat" that bad advice sometimes prescribes, which mostly voids the finish's advantages. Site-primed board, conversely, needs its topcoat within the published window, bare primer left exposed through a winter chalks and undermines adhesion. And every cut edge, on either product, gets sealed. These are small disciplines with long consequences: finish failures are the ones owners see daily, even when the wall behind is perfect, and the colour decisions clients agonize over deserve execution that protects them.

The homeowner's walk-around: spotting these from the ground

You do not need a ladder to audit most of this list on an existing Hardie wall, yours or one you are about to buy. From the ground with decent light, look for: bottom edges tight to roofing, decks or grade, the stolen-clearance signature, especially where walls meet shingles; visible caulk beads at plank butt joints marching up a wall, the caulk-instead-of-detail tell; shiners and crushed fastener heads catching light across the field; hairline cracks radiating from fasteners or clustering near board ends; chipped cut edges around outlets, hose bibs and light fixtures; and joints stacked into vertical ladders rather than staggered. Binoculars turn a five-minute walk into a competent survey, and raking light, early morning or late evening sun along the wall, reveals what noon hides.

For home buyers this walk is quietly valuable: fiber cement's reputation means "Hardie exterior" appears in listings as shorthand for quality, and the wall itself will tell you within minutes whether the installation deserves the shorthand. A pattern of the symptoms above is not a reason to walk away from a house, it is a negotiating line item and a maintenance forecast, exactly the kind their inspector may not name because the boards themselves look fine.

What the fixes actually involve

Cosmetic-stage fixes are modest: individual cracked boards replace cleanly, the board-by-board craft applies, caulk-smeared joints can be cut out and re-detailed with flashing, and chipped edges get filled and touched with matched finish. Clearance corrections are mid-scope: bottom courses come off, get recut to correct heights, flashing goes in, and the wall reads properly again, an elevation at a time. Fastening and assembly failures are the serious tier: walls held by sheathing alone need systematic refastening into framing, and tight-to-paper installations showing moisture symptoms need the cladding lifted and the cavity built, which at scale becomes the re-side it always should have been, priced by the same factors as any Hardie project. You cannot supervise fastener schedules from the kitchen window, so buy the process instead. Ask who is installing, the certified crew or a subcontracted unknown. Ask what happens behind the boards, cavity, flashings, joint treatment, and expect fluent answers. Why these mistakes cluster, and what that teaches

One pattern across every failure above deserves naming, because it changes how you buy. These mistakes almost never appear alone.
