Quality architectural shingles installed properly typically perform for 25 to 30 years in the Lower Mainland, depending on tree cover, slope and ventilation.

If damage is localized, repair is often the right call. Widespread granule loss, curling, leaks at multiple points or a roof past its design life usually point to a full re-roof. We give you an honest read at the inspection.

We install and replace asphalt and architectural shingle roofs across the Lower Mainland: Coquitlam, Port Moody, Port Coquitlam, Vancouver, Burnaby, Surrey, the North Shore, Richmond, Delta and the Fraser Valley. We are a BC contractor and do not take on work outside the province.

It comes down to the size and pitch of the roof, how many layers have to come off, access for the crew and the bin, and what we find in the deck once it is open. Architectural shingle is the most common re-roof we do and the most predictable to price. We quote it line by line after a free site visit, with the deck repair allowance stated up front.

Architectural, in nearly every case. It is heavier, wind rated higher, lasts longer and carries a better warranty, for a modest difference in material cost on a job where labour and tear-off dominate the price. Three-tab still shows up on rental and budget work, and we will install it if that is the call.

A good architectural shingle over a properly vented attic runs 25 to 30 years here. The ones that fail at 15 almost always trace back to inadequate attic ventilation cooking the shingles from below, or moss left to grow under the courses. Both are fixable, and we address both as part of a re-roof rather than as an upsell.
