If damage is localized and the rest of the roof has remaining service life, repair is usually the smart move. We give you a straight answer at the inspection.

Yes. We provide detailed scopes and photos that insurance adjusters can work from, and can liaise with your insurer if needed.

If the roof is under about two-thirds of its expected life, the damage is localized and the deck is dry, repair is the right call and it is not close. If the shingles are curling across whole elevations, or you have had three separate leaks in two years, repairs become a subscription. We give you the age, the evidence and a straight recommendation, including when the recommendation is to do nothing yet.

Yes, and it is one of the most valuable things you can do for a Lower Mainland roof. Moss holds water against the shingle and lifts the courses as it grows, so clearing it early is cheap and leaving it is not. We treat and clear rather than pressure wash, because pressure washing an asphalt roof strips the granules and takes years off it.

Usually, yes. Water travels along framing before it appears on a ceiling, so the stain is rarely under the hole. We work from the interior evidence back to the roof, check the usual suspects first, which are flashings, valleys, skylights and penetrations rather than the field of the roof, and we photograph what we find.
