Rot is the defining failure of wood siding on the coast, and the most misunderstood. It is not bad luck, and it is rarely bad wood: it is moisture management failing somewhere specific, with fungi finishing what the water started. Every soft board we have ever cut out of a Lower Mainland wall had a water story behind it that a fifteen-minute inspection could have caught years earlier, which makes rot the most preventable expensive problem in the exterior trades. That specificity is good news, because it means rot repair done properly is a permanent fix, not a recurring subscription. How rot actually works, in one paragraph
Decay fungi are everywhere; their spores land on every wall in BC. They activate only when wood stays wet enough for long enough, roughly, sustained moisture content above the high twenties, at temperatures our climate provides most of the year. Dry wood does not rot, ever. Wood that gets wet and dries promptly does not rot either. Wood that stays damp, behind a shrub, above a failed flashing, at a wicking bottom edge, rots on schedule. Every sentence in this guide follows from that paragraph: find where water lingers, and you have found both the rot and its cause.
The rot map: where to look on a BC home
After enough Lower Mainland assessments, the map is predictable. Bottom courses and skirt boards, splashback from rain hitting the ground keeps the lowest boards wettest, especially over hard surfacing, and boards without proper ground clearance wick moisture continuously. Butt joints and board ends, end grain drinks water an order of magnitude faster than face grain; unsealed ends at every joint are straws into the board. Window and door perimeters, failed caulk and missing head flashings feed water into the joinery below, which is why sills and the boards under corners of windows soften first. Behind vegetation, the hydrangea holding damp air against the wall writes its signature in rot at exactly its own height. Below roofline problems, a plugged gutter or missing kickout flashing concentrates a roof's worth of water onto one strip of wall; the rot pattern points up at the cause like an arrow. North and shaded elevations, everything above, slower to dry, all season long. And on homes near trees in North Vancouver, Maple Ridge or Mission, add moss growing on the wood itself, holding a wet compress against the grain.
Walk those zones twice a year with your eyes and one good push of a thumb, and rot will never surprise you at renovation scale.
Repairing it properly: the six steps
1. Find the true extent. Rot hides under paint that still looks acceptable. Probing establishes the real boundary, and it is always larger than the visual one. Marking it honestly up front beats discovering it mid-repair.
2. Open past the boundary. Affected boards come off, plus enough neighbouring material to reach confidently sound wood and to expose what is behind. The rule is simple: nobody can fix what stays covered.
3. Inspect the assembly, with photos. Sheathing and, where reachable, framing get checked and documented. Dry and sound: excellent, the repair stays a cladding repair. Damp or soft: the scope grows now, transparently, rather than secretly failing later. This checkpoint is the entire difference between repair and concealment, and it is where our crews slow down on purpose.
4. Correct the cause. The flashing gets fabricated and installed, the caulk joint redone, the clearance restored, the gutter fixed, the shrub cut back, the drainage path built. Skipping this step and installing beautiful new cedar into the same wet pocket is the most common failure in amateur rot repair, and the reason some walls "rot every few years." Walls do not do that. 5. Rebuild with matched material, detailed better than original. Wood's great repair advantage: it can be milled to match nearly any profile, so repairs disappear even on older homes. 6. Finish completely, all faces where possible. Primed or stained on the face, edges and, ideally, backs before installation. Factory-style pre-finishing is one of the quiet upgrades a professional repair makes over the original construction.
Repair, or the bigger conversation?
One patch of rot with an obvious cause is a repair, full stop. The bigger conversation starts when probing finds softness in many of the map's zones at once, when previous repairs are already visible every few metres, or when the wall predates rainscreen construction and shows moisture symptoms broadly. Wood installed or sealed while its moisture content is still elevated carries its problem into the new assembly; patient drying, days of airflow under tarps when needed, or staged closure after a dry spell, is cheaper than repeating the repair. We meter before closing walls the way an electrician tests before energizing, and homeowners are always welcome to see the readings.
Second, the drying path: every repair should leave the wall better at drying than it was. That means preserved or added ventilation gaps, back-primed boards that will not wick, weep paths left open at flashings rather than caulked shut, and vegetation clearances that let air do its work. Watch the water paths: gutters cleaned before and after winter, downspouts discharging away from walls, sprinklers aimed at plants rather than siding. Maintain the finish before it fails, the stain cycle is rot prevention wearing a cosmetic costume. Re-caulk joints and openings when the old bead cracks, in dry weather, with quality sealant. And after every windstorm, give the map zones thirty seconds of attention: one lifted flashing found in November is a repair in January instead of a rebuild in three years.
None of this is exotic, which is the point. Wood siding fails at neglected details and lasts generations on maintained ones; the oldest houses on the coast are wood, and the wood is fine.
A worked example: the Como Lake corner
A composite from our files, because the method lands better with a wall attached. A 1968 Coquitlam home, wood lap siding, owner noticed paint bubbling at the southeast corner for the second time in three years, and this time the bottom boards felt soft. The probe confirmed decay across the bottom three courses for about two metres, worst directly below a downspout whose splash block had wandered years earlier. Opening past the boundary found sheathing damp but sound, one corner patch excepted, and the cause list wrote itself: splashback from the redirected downspout, boards short on ground clearance from a landscaping regrade, and end grain drinking at an unsealed corner joint. The repair: boards off to a metre past the probe boundary, one sheathing patch, building paper lapped and flashed correctly at the corner, new clearance established over a gravel strip, downspout extended to discharge away, custom-milled boards with sealed ends and back-priming, finish blended across the elevation. Two crew days plus milling lead time, photographed at every stage. Three winters later the elevation stays dry, which is the entire point: the wall did not have a rot problem, it had a water-delivery problem, and the rot was the receipt. Rot-resistant does not mean rot-proof: a note on cedar and everything else
A misconception worth retiring while we are here: no residential siding wood is rot-proof, including the cedar this coast trusts. Cedar's extractives resist decay meaningfully, which buys time, not immunity, and second-growth cedar carries less of them than the old-growth boards on heritage homes, one reason newer cedar walls sometimes fail faster than their eighty-year-old neighbours. Pressure-treated trim resists rot but moves and checks; engineered wood products resist it through resins and treatment but depend utterly on sealed edges and correct clearances; and the composite and fiber cement alternatives sidestep fungal decay entirely, which is much of their pitch.
