Two of the most common questions we get from BC homeowners and property managers are simple: should we go with James Hardie fiber cement or vinyl, and is the price difference worth it? Here is how we think about it.
Durability in the BC climate
Fiber cement is dimensionally stable through the wet-dry, freeze-thaw cycling that defines a coastal BC winter. It resists moisture, insects and impact, and it holds paint well. Vinyl performs fine in many residential applications but is more sensitive to temperature swings and impact, and colour options are more limited.
For multi-family and commercial buildings, fiber cement is usually the right call. For many single-family and rental projects, quality vinyl is a reasonable, cost-effective choice.
Fire performance
This is often the deciding factor. Fiber cement is non-combustible, which matters for multi-family buildings, tighter lot lines, and any project with fire-rating requirements. Vinyl is combustible and can distort under heat. If fire performance is on the table, fiber cement wins.
Cost, honestly
Vinyl generally costs less to supply and install. Fiber cement costs more up front but typically lasts longer and holds its finish better, so the lifetime cost gap narrows. We will not quote a number without seeing the building, because square footage, access, detailing and existing conditions all move the price.
