When it is time to replace a roof in BC, most owners weigh two options: architectural asphalt shingles or a metal roof. Both are good systems when installed properly. Here is how they compare for our climate.

Lifespan

A quality architectural asphalt shingle roof, installed with proper ventilation and underlayment, commonly performs for 25 to 30 years in the Lower Mainland. A properly installed metal roof can perform for 40 to 50 years or more. If longest service life is the goal, metal wins.

Cost

Asphalt shingles cost less to supply and install, which is why they are the most common residential roof in BC. Metal costs more up front but spreads that cost over a much longer lifespan. The right answer depends on how long you plan to own the building and your budget today.

Snow, rain and noise

Metal sheds snow well, which matters at higher elevations, and it stands up to heavy rain. The common worry about noise is largely a myth when metal is installed over a solid deck with underlayment, which is how we install it. Asphalt handles Lower Mainland weather well and is easy to repair in sections.
